What a make good scope covers
- Strip-out of non-base-building fitout. Partitions, joinery, tea points, signage and data cabling installed under your fitout licence.
- Ceiling, lighting and services. Reinstatement of grid tiles, diffusers, sprinkler heads and supply air to the base building layout.
- Patch, prepare and paint. Wall penetrations filled, surfaces prepared and repainted to the schedule in your lease.
- Floor coverings. Carpet tile replacement or reinstatement where the lease requires the original specification.
- Handover clean. Full builders clean, glazing internal and external where reachable, and kitchen and amenities detail.
- Photographic handover pack. Room-by-room photographs and a condition report issued to you and to the outgoing lessor.
Six work packages
Your lease decides which of these apply. We read the reinstatement clause and the fitout licence before quoting, and we will tell you where we think a clause does not require what an agent has asked for.
Strip-out
Partitions, joinery, tea points, reception counters, signage and any fitout installed under your licence, removed and the waste diverted where it can be.
Ceiling and services
Grid tiles, diffusers, sprinkler heads and supply air reinstated to the base building layout, with a licensed trade signing off services.
Patch and paint
Penetrations filled, surfaces prepared and repainted to the specification in your lease, not to whatever is in the shed.
Floor coverings
Carpet tile replacement or reinstatement to the original specification where the lease requires it, including transitions and skirting.
Data and electrical
Tenant data cabling removed back to the floor distributor, and tenant-installed power and switching made safe by a licensed electrician.
Handover clean
Builders clean throughout, internal glazing and reachable external glazing, kitchen and amenities detail, and the floor left ready for inspection.
Where make good sits in the program
- Weeks 12 to 10. Lease documents reviewed: reinstatement clause, fitout licence, original condition report.
- Weeks 10 to 8. Scope agreed with the lessor or their agent, in writing, before anything is priced.
- Weeks 8 to 4. Trades booked and building approvals lodged for out-of-hours works.
- Move weekend. Nothing happens. The tenancy is still full of furniture that is going somewhere.
- Week one after. Vacant possession confirmed, strip-out begins, services isolated by licensed trades.
- Weeks two to three. Patch, paint, floors, clean, then the handover pack and the lessor inspection.

Make good questions
No, and it should not be. Make good is quoted as its own scope against the reinstatement clause in your lease, so the two budgets stay separate and each one can be approved on its own merits.
The day after the last item leaves the old tenancy, and not before. Trying to strip out around a working office costs more and risks damage to furniture that is still going to the new site.
For a single floor under 1,000 square metres, typically 7 to 12 working days from vacant possession, as a sample range. Longer where services need to be reinstated or a heritage building is involved.
Your lease does, specifically the make good or reinstatement clause, read together with the fitout licence and the condition report from the start of the lease. Get those three documents out before you accept any quote, including ours.
Room-by-room photographs, a condition report and any trade certificates, issued to you and to the outgoing lessor or their agent. It is what settles arguments about the bond.
